Area alone does not explain how spacious a home feels. Circulation, window placement, ceiling height, storage, and room proportions often matter more than a few extra square meters.
Count usable space
Long corridors, awkward corners, oversized entrance halls, and rooms interrupted by several doors can consume area without supporting daily life. Sketch furniture at realistic dimensions before assuming it fits.
Follow light and privacy
Note the direction and depth of windows, nearby buildings, and whether bedrooms face shared walkways or noisy streets. Borrowed light can brighten a plan, but it is not a substitute for ventilation and a proper external window.
Look for flexibility
A compact home works harder when dining, work, storage, and guests can be accommodated without constant rearrangement. Simple structural grids and well-placed services also make future changes easier.
