Liquidity is conditional
A digital marketplace may make transfers easier, but a buyer must still exist and rules may restrict who can participate. Model a holding period based on the property, not the speed of the interface.
Costs still compound
Acquisition, financing, management, repairs, administration, tax, and sale costs all affect distributions. Compare the full fee stack and reporting quality before comparing projected returns.
