Buying before completion can offer choice and staged payments, but the buyer is committing to drawings, contracts, and a delivery team rather than a finished home. The paperwork deserves the same attention as the design.

Investigate the developer

Review completed projects, delivery history, defects response, funding, ownership of the site, and the professional team. Visit an older development to see how materials and shared spaces age after handover.

Read beyond the floor plan

Confirm net internal area, ceiling heights, orientation, balcony dimensions, storage, parking rights, specification tolerances, and what the developer may substitute. Marketing images are illustrative; the contract defines the product.

Plan for delay and exit

Understand long-stop dates, cancellation rights, assignment restrictions, payment protection, and the inspection process. Keep enough liquidity for delay, final costs, furnishing, and a mortgage valuation below the agreed price.
